Step 1
1 Book your free market appraisal

You’ve decided to sell your property! Get things moving by speaking to us to arrange a convenient appointment with one of our experienced local Agents.

As a truly hybrid service, we have a physical estate agency office, based in Talbot Green, where you can chat with our friendly team and liaise with to organise a meeting time that suit's you.

Step 2
2 Valuation advice from real local Estate agents

We appreciate that you want to sell your house for the highest price possible.

With a long track record of buying and selling property locally, we will be armed with all the facts and market knowledge to assist you in making an informed decision on advertising the price of your property.

Ultimately, you can advertise your property at the price you decide. However, we feel that honest advice, on what our market information and experience tells us is the right price, is the most effective route to selling your home at the highest price and in the shortest time.

Step 3
3 Giving us the green light

Once you are happy to go ahead, you will then officially instruct us. The first step is to pay our highly competitive, flat fee of £675. This is an upfront fee, but as you'll see from the next steps, you are not going to be doing this completely on your own as our locally based team will be there to support you at all the crucial points.

Once we have cleared funds, our helpful team at 3EA Offices will contact you to arrange a convenient time for our local expert to visit and prepare your property for advertising.

Step 4
4 Photos, measurements, plan and for sale board

Now it's time for our experts to add the creative touch to help present your property in it's best light. Getting your promotional images ‘spot on’ is essential for increasing viewing potential.

Having photographed hundreds of properties we will maximise your home’s visual potential. This includes taking professional images and measurements for the floorplan.

We will then work with you to select the best images, write your advert and finalise your marketing plan.

The final decision will be if you require a ‘For Sale’ board or not, and, if you do, where to best place it for maximum exposure.

We then return to the office, complete the floorplan and make the property ‘live’ on and all our property portals such as Right Move.

We will provide you with a PDF copy of your brochure, and links to your online brochure that can then be shared on social media

Step 5
5 Monitoring / Marketing Health checks

It would be lovely to say that once you've uploaded your property's photos and information, all you have to do is sit back and relax until a prospective buyer contacts you to arrange a viewing.

Keeping on top of your property's performance online and monitoring the prices of other similar properties in your area is vital to keep in line with market value.


Fortunately, your local 3EA Expert will forward all leads generated online and through our branch to you, until you are happy to agree on the sale of your property.

Furthermore, we conduct fortnightly marketing health checks during your advertising campaign. This ensures your advert never becomes stale. Being proactive is what will enable you to achieve the best possible price in the least amount of time.

Step 6
6 Offer acceptance checks

Result! You've received an offer you are happy with. Don't pop the corks yet. There is still more to be done.

Once you have an agreed offer, we will ask that the buyer attends our office so that we can complete our offer acceptance checks. 

This is imperative to ensure that they actually can purchase your home and for compliance with money laundering regulations.

Step 7
7 Memorandum of sale

Once this is checked and all is in order, we will generate a Memorandum of Sale for both you, as the seller, and for the buyer. It is then over to the solicitors to complete the transaction for you.

Step 8
8 Piece of mind promise

In addition, if after a period of time, perhaps due to a change in circumstances, you feel that you would prefer to sell your property through a traditional Estate Agency then don't worry, your £675 is safe with 3EA.
